Been living here for abt 2 years what i love best is the ambiance, maaliwalas. There are amenities and drying cage at the top flr is useful. Building management is ok compared to others. Very convenient yung supermarket sa baba you can even bring the cart, many food stalls nearby and a lot of options for commute, ayala feliz is 10-15min away if hindi traffic via jeep. Catholic church is a 5min walk away and if you like biking its nearby circulo and eastwood. You might need to get used to the noise of the steel factory across the street if you are at the 7th flr and below. I think upper floors and those not facing amang rod dont experience this. Just a warning abt expectations for new buyers the unit is bare so you'd have to add around 200-250k to your budget. The advantage of this is you get to customize your electrical and tiles. Disadvantage is additional cost and time to move in. If the unit is from a pre existing owner baka better if you want to move in right away. The only bad experience I had is with the agents, here is my exp few years ago: The place was really nice but turnover takes too long. If you are planning to move in right away (as their ads say 5%dp move in agad), better to look for a different place. Even if makabayad ka agad ng 5% it still takes 2-3 months to move in, tapos youd have to do finishings pa another 1-2 months. Very frustrating since I bought the unit since I needed it right away. Tapos nagbabayad ka na ng assoc fees pero di mo man lang magamit. Ikaw ang magaadjust. Very bad after sales talaga, don't be fooled by what they say.

If not for the considerable distance (and traffic) to my workplace, I would have gotten a unit here. Better than DMCI. Not so dense in population, complete ameneties, spacious hallways, very relaxing and homey ambience. My heart is heavy for deciding not to get a unit here because I really really like the place, and I've been to quiet a number of condos for that. Value for money.
